@Jackie LangeThere is nothing wrong with what the OP or the agent did in the procuring of the property. 

This is called Procuring Cause and that agent is legally entitled to the commission.

Depending on the seasoning of the loan and the continuity of the payments from the borrower (or adversely, how many delinquents they have) you can still procure some higher level bids on the loan.

I try and pay and procure   when possible  all materials and have them bid just the labor.

The point of DBPR is to protect consumers from fraud, misinformation, etc. and the FREC  is responsible for making sure all individuals procuring any kind of real estate transaction to be properly educated in the industry and its laws.Happy New Year!

They just aren't worth the headache of procuring financing and doing due diligence when you may only be netting $100/mo.  

I know very little of the development world ( but I do know contracts/procurement is always needed in bigger construction projects lol).
