Just this past weekend I had an exiting tenant steal two pairs from the master bedroom (although they took some gosh awful shiny cranberry ones that I thought no one would ever want; go figure).I put up curtain rods to save my walls from the damage of tenants standing on wobbly chairs pounding nails into walls to hold up whatever they imagine might pass for curtains.Gail

There` are strategies of giving notice of sale to a lender and stating that acceptance is to be assumed if they fail to object, I have done that many times, if push really comes to shove pay off the loan, but many times it makes it appear to be more complicated than it might be worth for a lender to proceed, it always has bought more time in negotiations for me, but it doesn't work 100% of the time.Getting creative, mixing ideas without a deeper understanding of law, finance, real estate customs and requirements is pretty much penny wise and pound foolish, meaning see an attorney.

Some states provide for expedited evictions when drugs are involved and there is a reasonable finding of drug activity with evidence, like DEA says they collected 20 pounds of junk from the premises, but otherwise, you can have a beast of a time enforcing some aspect of illegal activity based on a police report or some observation without them being found guilty of that activity.

Buyer found, offered of $42k accepted, and he hung in there the whole way. 1st agreed, at the last minute, 2nd says "$20,000 more from buyer", now buyer has walked and short sale cancelled.My recommendation was to tell the 2nd to go pound sand.
