I know a property manager in Chicago that has around 5,000 units and his maintenance team includes about 20 handymen, electricians, plumbers, painters, and HVAC.First, I would suggest that your maintenance team may be too big.

While the temps were in the 70's between Christmas & NYE, I met with a plumber, painter, and landscaper.

One lawyer didn't want a drain in the shower because it was ugly.....you can't make it up....And then came HGTV....people would watch that at night and expect the same on the real-world jobsite...like the lady that wondered why my painter was taking a month to paint her whole house when she saw a HGTV painter do it in a half hour...Rant over.

Right now I have a painter holding 10k of my funds....

Plus where I come from (Cali) everyone has to be licensed....flooring guys, painters, tile guys, counters, everyone.

"Professional" painters can't caulk correctly, do you really want a tenant doing it?
