Look up the homeowner on Casenet and see if they have a lot of links/court cases to perhaps discredit them for your own peace of mind right out of the gate.

I use short notice as leverage to get the bad tenant to leave peacefully and clean when they are done and I will gladly give them their security back if it is clean and not excessively worn, even if technically that isn't what the initial agreement was!

Ask their references lots of questions-if they are happy with their property manager, the references will be glad to sing their praises.2) Ask pointed questions-how do you handle a difficult tenant in [insert specific situations that maybe you have concerns with-like non-payment of rent, disruption of peace, etc.).3) See what sort of property management software they use.4) Look at their management contract right away, give yourself time to comb through it-even bring it to your attorney, if that makes you more comfortable.5) Ask what type of properties they manage.

Should have let sleeping dogs lie until the 2 months before when you were certain you needed the place.Mentally now the tenant is counting down the days until you will kick them out and are disgruntled.I don't know how you UNRING that bell.At this point the goal is to keep her through her tenancy so you might have to eat a little humble pie and try to make a peace offering.
