@Hayden Kerns- thanks .....no guarantees on  either  property appreciation or inndex  fund returns .....I would  recommend a combination of both ....if you had to choose one or the  other to maximize growth over  a long term - the index  fund is likely  a better bet  ...this is also very ddependent  on location or the property - 

Not sure if your situation warrants it but house hacking has been a great way to maximize your primary residence while aggressively saving each month! 

Take your time to research, plan carefully, and seek guidance from experienced investors to maximize your chances of success. 

As with many areas, current rents can be below market rents and take some time to maximize cash flow (especially with interest rates where they are today.)
