We do all the work ourselves and enjoy spending the time together.

As an investor myself, I usually enjoy helping a new investor get started, but I sure don't do it for the huge profits.Meanwhile, in my service area, there's something like 127 different municipalities, and every damn one of them wants $100-150/year just to register as a contractor, before we even get to permit fees.

I enjoy driving 4 dollars every week, so I can see how this would simplify the process for me.

Most of the locals are friendly, nature-loving types that enjoy activities like hiking, camping, snowshoeing, and live bluegrass music. 

You also have to explore the STR versus LTR in that area to see which may offer a great NOI.If you ever have any specific questions feel free to reach out I enjoy helping and talking REI.

Also learn to do stress test on your portfolio if something happens (higher interest rate, vacancy, etc).5- Enjoy: You need to love doing that.

In my lease agreement it states not to leave the door as to not let the cat out.Am I legally allowed to serve her a 3 day notice to quit for breaking multiple rules (right to quiet enjoyment, not locking the door, not leaving the door open to not let the cat out, not wearing shoes in the house)  within the first week?
