I live in Tucson in the winter, DC when I feel like it, and Nice France the rest of the time..

Given the proximity to the baseball and football stadiums we are reasonably confident that we should be able to generate 2500-3000 per month in revenue per ADU and if that doesn't work out we should be able to make them long term rentals as well. 

I am currently a student-athlete at USC with one more season remaining for college football and I also just received my bachelor's in Real Estate Development.

The Super Bowl will be there next year, Final Four (2024), Fiesta Bowl every year (as part of the college football playoff), etc etc, Granted these are single events and not year round, but the year round amenities (spring training, Phoenix Open, Barrett Jackson, Arabian Horse Show, nice winter weather, etc) are the same in both locations.

I know typically rentals in college towns are on one-year leases, and vacancy is usually pretty low, but I wonder if it would be useful to be able to play the medium-term rental game in case there ever were a vacancy.For example, football season is a huge season where I live.

Unless your property is going to be rented out to a large family that all takes their showers back to back like a football team, there’s not really any benefit to having a tankless water heater installed.

I’m exaggerating a hair but generally b/c property values are assessed higher in Lakewood your actual tax paid out will be more  Exaggerating By a FOOTBALL FIELD.

Did you ever learn to catch a football, it's hard, it's pointed, it hurts.Maybe the first 50 or so times you catch it, it hurts, you drop it, or even miss it completely due to it's strange hot dog shape.But eventually, you figure out how to catch it without it hurting as much (unless it's it's freezing cold out, and then it will always hurt).So as with this thing you are wanting to learn.just do it, and drop the ball 50 times and feel the hurt for as long as it takes.
