How do you communicate this hybrid approach on the OTA? 

Have had an Airbnb out of our primary residence basement for 2.5 years and bought a duplex in November after taking out a HELOC on our primary to use for the down payment and some renovations. 

This is dangerous territory because you are talking about your family.

Purchase price: $7,650,000 Cash invested: $1,200,000 We bought this property at under market rents and raised rents.

Is this confusion on the lenders part, given that they are headquartered in a different state (Pennsylvania I believe), and is a matter of semantics, or is this standard practice?

I don't know if credit unions can ever do this stuff?

I recommend you discuss and plan this in depth with a local lender who knows your market well.
