Would recommend you read a couple books about BRRRR, that will give you the basics and then feel free to reach out.It remains a great strategy, but you have to manage your expectaions.

Most fail pursuing the smaller asset strategy because they they lack the organization skills noted above but also because they do not understand the asset class in which they invest.

Have you thought of which states  you will invest in and also the strategy like BRRRR or fix and flip or STR?

Move on if that is your strategy. 

I'm indifferent towards the strategy but would be open if approached. 

Here's how I do my due diligence:1) Portfolio matching: (takes 30 seconds per deal)a) Have an educated opinion on where I think we are in the real estate cycles (financial and physical market cycles)b) Then and only then do I pick the strategies, capital stack, and specialized asset subclasses that make sense for that opinion.

This hands-on strategy allows you to add immediate value and build capital quickly to reinvest in larger deals.
