Some of the towns & cities where our investors do well: Wallingford, Milford, Cheshire, Middletown, Cromwell, North Haven, Woodbridge, Orange, Shelton, Watertown, Newtown, Branford, Bethel, and Guilford to name just a few.For 2 bedroom rentals: Good school systems may be an issue for some, especially for single parents but also proximity to employment comes into play as well so it adds places like parts of Hamden, New Haven, West Haven, Bristol, East Haven, Stratford, Northford, GlastonburyFor apartments - studio & 1's: All of above plus Derby, Ansonia, SeymourWe don't go past Glastonbury as a rule so I can't comment on Hartford and north.

BTW: don't feel too bad, as many owners do a poor job of screening PMCs before hiring one - except of course, focusing on the lowest price:)COMMENT: If PMCs screened tenants the same way most owners screen PMCs...Regarding whether or not to pursue tenants for collections:1) I'd be less worried about this if an eviction is a matter of record, so other landlords hold them accountable.

Because if just a few, it get's even weirder why they wouldn't just have on-staff PM and maint. mgr.. 2 properties mate No bloody idea and they should definitely self manage.I’ve always said that “anyone” can find, buy and rehab.Not many can property manage well and manage well long term.Plus, folks like having someone else to blame like a property management company.Makes their failure easier to bare haha So that’s another reason maybe why they want a PM…Maybe they are reading this thread and will head the advice from folks like yourself mate Thanks for your replies and I’ll reply back to your other encyclopedia comment in a bit haha

Per other comments, I would not only ask for the last 3 client referrals, but I would also be asking contractor for general scope of works and their timelines.
