I have been a Realtor since the early 80's and investing since the late 90's.

I was once told jokingly that we bet on the jockey, not the horse.Next comes the property.

They’ll suggest how much rent they can get, they’ll do the advertising, they’ll do the screening.

The idea is to expect a negative cash flow, however bank on the growth to achieve a good return.

Not one of the detractors in this thread has gone through the entire course. 

It's essential to do your due diligence and perhaps consider investing in more established or upcoming neighborhoods.Property Taxes: New Mexico's property taxes are relatively low in comparison to other states.

Especially for the Southeast / Sunbelt region of the US.
