Now it doesn't require an Ivy League MBA to do that but somehow you need to acquire the knowledge of how the numbers work on an income property deal, before your deposit goes hard.You can hire someone with the knowledge to do the due diligence and number crunching (like us) but even then we educate our clients enough to understand and be comfortable with the numbers in their deals because ultimately it's their money on the line.BTW, these days even single family investors are competing against the real estate MBAs at Blackstone, Colony, Wayne Hughes' outfit and the like who are out there buying up REOs to rent.

My husband asked me why the sudden urge to redo half of the house.. my reply " this guy is good, charges a great price and I am getting all my stuff done before he gets super busy".. he has been  doing this kind of work for about 5 years now on his own, and for 0 years with Champion remodeling and is busy ,but he has that golden tri facta we as landlords/ and investors are all looking for, honest, sober, great work, and a great price..I am almost reluctant to give his number out due to purchasing some investment properties in the spring and I will need him, but will let him know in advance when I need him back..if you would be interested in his information let me know and I will send it out after the first of the year..

I realize that my not calling you won't hurt you in the least, so I intend to tell everyone I run into in the grocery store, at church, Boy Scout meetings, Little League games, in fact everyone I meet; that I dont' think they should use your services".Feel free to shorten it to suit your personality.I have and will in the future said/written this to people who didn't value my time or the money they could have earned from my business!
