I would say that the BRRRR method or just straight up partnering (like with syndications and what not) are the best ways for rapid growth.

Which is of course fraud, but their coaching fraud was verbal and your occupancy intent fraud was in writing & notarized, so guess which of the two cases of fraud (the allegation of verbal fraud on the part of the HML v the notarized written fraud on your part) a judge is likely to believe actually happened should it come to that.

To just have the promissory note written, signed and notarized so that it can be handed over to a CPA at the end of each year?

Title Companies will not except California's notary stamps on attachments, only on the original document and California won't notarize Louisiana Docs because of the wording.

The only prudent option I personally would entertain, if I were person A or B, is for B to lend A the funds, as a private mortgage, notarized and recorded, secured by the property in question.
