Once you identified some promising markets, look at providers, and vet them thoroughly.

Remember, this would only be exercised if they failed to do their part in the first place.And do this long enough I don't care what you have in place for screening methods (mine are extremely thorough btw) you will eventually get burned.

If they can't make it work, then move them out and place a new tenant in who is expecting the higher rental rate.CLEAN YOUR UNIT THOROUGHLY! 

IT is a software system that tracks maintenance, leases, rents due (allows tenants to pay online-I think Cozy does this part)Make sure you do a thorough move in inspection with pictures, video, etc. so there is no dispute as tot he condition of the yard, toilets, hole in wall, stain in garage, etc.  

questionable would be my take.. make money on your subscription.. those offering private lenders are to be check out thoroughly   private lenders generally are private thats what makes them private they don't join groups like this. 

So screen thoroughly and make sure your tenants are collectible.
