Is your question whether to contact the seller by mail or telephone?

What I look for are ease of conversion (you can get a sense of the layout by walking the property), size of lot (surprisingly it doesn’t have to be massive if the layout is right), and easements (things like power line, telephone pole, etc where others have the right to use your land).

There are expenses such as "automobile expenses, bank service charges, ______'s fees, (as well as management fees...it's the same person), office supplies, telephone expenses"  Some of these seems to me to be for someone trying to maximize their deductions.  

It takes tracking responses, results, and tweaking adjustments to increase your response rates.You absolutely need to have a telephone number for them to call you, way better to answer than letting it go to voicemail. 

You probably want to be careful about advertising too unless its one of those generic "I buy homes for cash" signs on the telephone pole.

When I called the telephone number I had, the woman informed me that she was in fact, the borrower, and that she took out the loan for her daughter and had thought that she had been paying on this loan.

It's telephone access only, but it's still a warm, comfort blanket.

My job is only to provide them with the name, address and quite often a telephone number - for $5.  

The level of cooperation on the first telephone contact is an indication of how cooperative this person will be as your tenant.
