What I look for are ease of conversion (you can get a sense of the layout by walking the property), size of lot (surprisingly it doesn’t have to be massive if the layout is right), and easements (things like power line, telephone pole, etc where others have the right to use your land).

There are expenses such as "automobile expenses, bank service charges, ______'s fees, (as well as management fees...it's the same person), office supplies, telephone expenses"  Some of these seems to me to be for someone trying to maximize their deductions.

It takes tracking responses, results, and tweaking adjustments to increase your response rates.You absolutely need to have a telephone number for them to call you, way better to answer than letting it go to voicemail.
