We’re willing to BRRR so numbers will work & are willing to pay more for multi-cabin and/or super unique properties.  

If however you don't have good credit, the scenario is unique, or you are getting denied by several lenders, I would recommend working with a broker.

It will ask you for a nickname before you connect (tip: try to choose a unique name otherwise the system may auto-change it for you if it's currently being used).

Even if you were to BRRRR something, its a great way to stretch your dollar while still maximizing leverage and cash flow.

Even in the smaller markets, a life cycle of a deal can stretch out 6 months before the exit and that can cost 30k once all is said and done.I like to tell people 50k is a nice starting point capital wise. 

Those are definitely some unique loan options.

Ultimately, there is no absolute answer and unique tool/strategy in anything real estate.
