It’s a solid surface that’s only a bit more than laminate and will hold up much better and not stain, and in NJ solid surface is almost expected.

I use a table saw, sander, wood stain, urethane, a drill and some screws to make my own frames from 2x4 or 2xwhatever lumber.

you can take the A couple pieces of metal off and replace the wood But you will probably have to stain it it will be hard to make the new wood match the old without staining

For the third floor master bedroom I was also considering stain resistant seamless carpet but am also thinking about putting down LVT there too.What do you guys think?

However, we did have to hire someone to do a pet treatment on the carpet because there were stains and the odor was so strong we couldn't handle it.

@Paul SandhuYou could get them plastic pillow cases, so when they slobber in there sleep, they won't get tobacco stains on their pillows.
