To maximize the space and double storage I created a breakfast bar and pantry from an old hutch painted Lacquer White and frosted the glass to coordinate with the IKEA uppers, built custom shelves/legs stained to match the mahogany in Varithane (American Walnut) which sandwiched the IKEA solid birch butcher block shaved down to 16" to counter lever the breakfast far-Opposite side had simple stainless HD bracket.

He’s right, cutting the beam by shaving it down doesn’t kill it, just reduces the load potential, but a cut beam speaks all sorts of bad things to an inspector and the way it continues over doorways.

If you've sealed up any mouse hole entrances with steel wool and spray foam, laid down traps then its time to tell the tenant in writing that if they don't stop leaving out snacks for the mice they'll be asked to leave. 4 grand is crazy, you're problem is the tenant.

Since it happened on both tubs my guess is a consistent but inferior installation method such as using foam instead of mortar as a bed.
