They are essentially seamless as they are hot welded (melted together at seams).  

I am looking seriously at "Activator" by Mastermind software which integrates (seamlessly they say) with ACT.

Luckily, my realtor is the in-house realtor for my property management company, so it was a pretty seamless process.

I may make some change after the next big turnover in the spring but keeping things as seamless as possible for existing tenants for now. 

Make sure you schedule trip so if you get a bad vibe in person, you still have time to call / meet another company.One of the things I would check on is how large is the PM company so if the person taking care of my property goes on vacation or get sick (hopefully not), they can seamlessly back fill; Service calls have to done promptly, rent has to be collected, leasing tours have to be scheduled, emergencies have to be addressed.

I would love any and all advice as to what to do now in order to make this a seamless transition.

I recommend asking your out-of-state realtor for introductions; he/she will know the ones who get deals done for investors seamlessly.

I guess a lot of the strategies are intertwined and really it's best to have a firm understanding of all that relate to your niche...which is where I've been lacking
