My goal now is to gain the experience and credibility necessary to give myself the confidence and knowledge to build my own team for the GP side of the equation as well as to help myself, my family and friends gain the knowledge on how to properly analyze and passively invest in these types of projects on the LP side in the future.From what I've been scouring here in the BP forums over the past few days, I can see this is a community full of friendly and knowledgable people from all walks of life. 

Another poster also mentioned that "breaking even in the Bay Area is a blessing" and right now, that's a stunningly accurate summary after scouring through my inventory.

Hello everyone.I've been scouring the internet for a while and I can't seem to come by depreciation.

Scouring the MLS for over a month.

I scoured BP for referrals (they are more valuable than Google ads). 

Some mentees will act as a bloodhound for the mentor, knocking on doors, driving for dollars, scouring the internet, making cold calls, or performing other services that help the mentor find new deals.

Scour Craigslist, Facebook Marketplace and OfferUP.

Also when I’m ready to do a deal I start scouring the MLS twice daily to look for new deals in my desired neighborhoods.

I've scoured the forums and haven't quite found an answer to a question that recently came up...I'll be partnering on my first deals and I would bring the work (finding deal, getting transaction closed, working with contractor/PMs, etc.) and the credit (loan would be in my name si ce I'm the W2 earner) while the partner would put up the money for the down payment.
