Fast forward to the last go round. 

I had numerous different suggestions, and the question even got asked in the Fire Round on a Podcast last July.

I upgrade to 200 amp, insulate, replace dated light and plumbing fixtures, replace the roof if necessary (or budget to replace it if it has a few more years on it--I just don't wait until it starts leaking), fix any drainage issues, replace windows (maybe 75% of the time), make sure doors/hardware work properly (I install hinge-stops and/or those round plastic bumpers that affix to the wall so I never have wall/door damage), limb up or remove trees, and of course give it a thorough cosmetic upgrade so it attracts good tenants.

(So they have some built in equity)The rent from rentometer.com and round down to the nearest hundred to be conservative. 

We round down from the rent amount to determine the security deposit.

You can still do residential sales during the off months but more agents will be fighting over the buyers and listings.If you work with investors conversely they buy and sell year round. 

This is what was inside -- over 100 boxes of ammo (all sizes), not including the 1000 or so loose rounds and clips.

The obvious 'Chicken or Egg' scenario here leads many to do their first deals with friends and family rounds of funding.

@Larry Fried Remote investment is probably my best option at this point since although year-round rents are high here, they don't make the numbers work in any cases that I've tried calculating.

If you price it at an 8 Cap on current NOI and you can get 5% or better money, then it looks like a winner all the way round to me.
