My advice, find a job in an industry that you enjoy, save religiously, limit unnecessary, debt build your credit, get pre-approved once you're financially grounded, and house hack your first deal.

She religiously payed it down to $10,000 until she met me.

Everyone has their own beliefs about what will happen in the market, but solely betting on appreciation isn't the best strategy unless you can hold on to the property for 10+ years.

Unfortunately they drill appraisers with the belief that coming in with a low appraisal is somehow "noble and good," when it actually cheats the person who is writing the check for the appraisal, the borrower.

I was simply pointing out that wholesalers are unlicensed folks and there is no ethics or moral code that they subscribe to other than what their personal beliefs are.. 

I pay off the balance religiously every month.  

Grant Cardone and his books are must reads (or listens if you do audio books) for shattering limiting beliefs, and I would highly recommend them. 

(I have been scouring Realtor.com religiously for a few months now) Another Idea is to buy a duplex in this same price point that way I have intstant cash flow and We could live in one unit, a luxury I WONT have in the fix and flip model.
