You can give the tenants the choice of staying at market rates and with a refresh or going. 

So even a 2K refresh (I didn't spend that much but I could) would be recouped in 5 months or so.So this definitely is market dependent, but I agree that in a more updated rental or a higher COLA area the turnover is usually worth it.

I know without a book of business to bring with me, new to the industry (experience will need to be refreshed), and only doing this part time means im not an ideal catch. thank you in advance-Alan

I now have refreshed the debt on the house.  

I used to wait until the tenants were moved out and the unit refreshed, but I quickly realized that was a stupid business move.

I think this method could be refreshed a bit to be considerate of the tenants, especially during these inflationary times we live in.

When we were ready to turn it, we did a refresh on the trim, had it painted and a kitchen remodel done with new cabinets and counters.
