@Fahadbin Alam if you mean is there a way to calculate value there are several different methods of doing this and some programs like Zillow will help in some areas.  

Investigate government programs such as HUD, USDA, and FHA loans, select investment techniques such as house hacking, turnkey homes, or purchase and hold, and assess properties using tools such as Grants.gov, HUD.gov, and BiggerPockets.Good luck!

In the end there was a pitch to sign up for their self directed 401k program.

They actually did have some initially good payouts the first year; however, looking back at the financial reports, these first payouts seem to have been programmed into their acquisition model and financed via debt as opposed to the actual earnings of the property.
