I would love to try a multi-unit deal again looking to hold for long term.What I bring to the table is a very good risk profile (800+ fico, stable high income, no debt except for rentals). 

I have never encountered a bank who loans in a market I'm investing in ask why I was investing there...other than is it a primary or investment property to establish the risk profile. 

If I purchase the property, do I inherit the reviews for the property or do those reviews stay with the owners profile?

The other benefit that comes to you then as other posters have alluded to is your ability to eventually sell and then use the 1031 exchange to move all of the equity into new purchases with better income profiles.
