This motel has 16 private rooms, 4 shared bathrooms,  1 kitchen and living room.

How are they coming up with a security deposit and a months rent and moving costs for a new apartment?

Every so often I will look at my listing in private or incognito mode to make sure it's showing up to the general public.Closer to their stay, I text guests (who want it) a guest book that I put together with local restaurants, things to do, parking, etc. 

For the last 22 years I've been involved in real estate as a house flipper, with extensive experience in building and renovation contracting, owned a residential property management company, and now have a private money lending business (licensed NC re broker).

Not mentioned, is recognition of other opportunities that a well-secured note may provide strategically, if placed well.

They basically are requesting private lending for their rehabs, say 35k, with a promise of a 60% roi in ~50 days with a committed buyer the ARV.

This means securing at least two bookings (to get a stay of less than 7 days) and completing all setup tasks.

Well there's a reason they screen their borrowers, secure their loans with a first position trust deed/mortgage and charge a small fortune to make such a loan.

Some portfolio or private lenders may waive this rule, so it’s worth exploring.While waiting for the 6 months, finalize renovations, stabilize the property with tenants, and ensure all paperwork (leases, receipts) is organized.
