It takes a long time to grow a buy-and-hold portfolio buying only with cash.

For example, when most of my development clients started building their portfolios, they picked up properties in areas where at least 1 of 3 things was almost always present: 1) They currently or have previously lived in the area, 2) they have family or friends that attend religious services in the area, or 3) they regularly visit family or friends that live in the area.

My goal is to find a cash-flow-positive rental property that I can manage while finishing my degree, setting the foundation for a real estate portfolio I plan to grow steadily over time.

I own and manage a portfolio of my own in 5 different markets across the southeast.

That being said, if you're wanting to build a portfolio, it's best to buy smaller properties that would all appreciate and cashflow.  

Issues we faced were conflicting opinions on the next home we should purchase for our portfolio and what upgrades to do when we were doing a flip, the cost of labor and materials, etc.
