Most of my acquisitions outperform my projections, but I only buy in growth markets and tend to conservatively forecast how much growth that market will experience. 

Typically, you can't refinance all of your money out on these though, but they out perform almost all other investments that I've seen.

A desktop study will run you $2-3,000.Under roof storage will almost always out perform RV & Boat parking.

Not investing in stocks or the rest is debatable considering simple index funds out perform RE historically.

CA did add 464k jobs last year so by far the most in the US (about as much as the next biggest two states combined) and on a percentage basis, we have been outperforming the rest of the US for quite a few years now. 

I find that Multi family properties can out perform SFH 3:1 easily. 

There is no winning the cash flow mid west debate and the SF Bay area appreciation game.Unless you have lots of cash and credit so you can buy 20 to 50 homes in the MId west and manage them like a hawk,,, One or two homes in SF will out perform those in the long run over time...
