HOA, shopping center,  or neighborhood restrictions?

I’m considering formal training or certification programs to sharpen my skills and possibly expand into managing additional properties.For those of you with more experience, which property management organizations or certifications would you recommend?

Agree with @Sarah RoskoThe nature of most bookings are out of towners that book before they see the place or really know the neighborhood.

Dewald: Some other good zips are 63074, 63042, 63044 - great for long term rentals.There are good areas in south city left as well :-)I see more and more issues with municipalities like Berkeley, Pagedale where they want to narrow down the amount of rentals within a neighborhood and require homeowners to occupy and won't give out occupancy for rentals.Let me know if you've got any questions. 

Has dealing with this organization been a good experience? 

I will look at a few factors, rent for area, total mortgage payment with property taxes( which can be crazy in Detroit), investment in neighborhood, I like looking into places where they are building homes and apartments that attract young professionals or families , and also looking at potential to make a single family home into a duplex or something can add an adu or transform a basement to a studio apartment!

That being said, one of the walk ups ended up being a great tenant for another property I had, so definitely not all bad assuming it’s in a decent neighborhood. 

The STR is in the same neighborhood but is in a slightly better location, beach block vs 2nd block.

Are they interested or concerned about neighborhood crime, supporting data for surrounding rental rates that might affect your future cash flow, pictures or video of the property showing the class of the neighborhood and the property itself, ... ?

Make sure to conduct thorough due diligence on the areas you're interested in, including neighborhood dynamics and the condition of the properties you're considering.
