Dewald: Some other good zips are 63074, 63042, 63044 - great for long term rentals.There are good areas in south city left as well :-)I see more and more issues with municipalities like Berkeley, Pagedale where they want to narrow down the amount of rentals within a neighborhood and require homeowners to occupy and won't give out occupancy for rentals.Let me know if you've got any questions.

I will look at a few factors, rent for area, total mortgage payment with property taxes( which can be crazy in Detroit), investment in neighborhood, I like looking into places where they are building homes and apartments that attract young professionals or families , and also looking at potential to make a single family home into a duplex or something can add an adu or transform a basement to a studio apartment!

That being said, one of the walk ups ended up being a great tenant for another property I had, so definitely not all bad assuming it’s in a decent neighborhood.
