Nail down your criteria and neighborhoods and hyper focus on what the renter or guest market needs.

I’m sure all Peoperties are trash and un investable until someone with good ideas and willingness to polish them up come in and give them care and return them to value.

Thousand Fiends of Oregon  (Friends) which is the big time off shoot of Sierra club out this way fought it tooth and nail.  

With siding, we like to remove the trim, cut back the siding, flash the opening and caulk and install using the windows nailing fin (which is cut off on a pocket install) tape fin with zip tape or similar, replace the siding pieces or spacers and replace trim then caulk and paint.

Also love 50s and 60 ranch style homes because you can pretty much nail down the rehab to a T as the square footages and labor costs are all about the same.

We're still in the exploratory phase so still nailing down a strategy, but I think we're planning to start with SFHs that cost around 100K - and in an ideal world with the aim to buy one at a time while we get comfortable but hoping to scale up with a new place every 6 months or so until we have around 5.

Nail your numbers down and if the deal is solid enough, finding investors should be easy.
