I have a pdf with every city in Cuyahoga county that requires a PoS. 

I only hold decent properties in nice areas, modern construction, etc.

The bill requires that cities allow up to 10% of the commercial properties (strip malls for example) to be repurposed as multi family residential.

I usually recommend clients a pretty easy cosmetic rehab which is refinish floors, replace cabinets with modern white ones, add a white stone, new appliances, new bathroom vanity/mirror/light fixture and add in unit laundry. 

I would like to invest here but there are two large hurdles: Negative cashflow down paymentI feel that Boston is a fantastic city to invest in.....if you are well capitalized.

Left some of the character while adding modern amenities, brought it up to code, and staged it.

It is likely the cheapest city I can find.

I ended up not even going STR after digging into her projections and finding out they were not realistic and were just based on city-wide data.

I just submitted plans to the city and now I'm looking for contractors/vendors. 

No specific reason, just seems like cities that are trending upward and a price point I can potentially cashflow and appreciate with.
