@Lindsey Johnson I don’t do direct mail marketing personally but have been watching some educational videos on it through a course I just started.

They are heavily marketed on Instagram, they bring in people like Levy Kelly to make YouTube videos about them and help their marketing efforts.  

I know much of the information from BP is free in terms of blog posts, podcast, YT videos and forum but I'm old school and like a comprehensive book I can crack open.

I own a media business specializing in video for social media and live events.

One thing I wish I had asked before I submitted offers on out of state properties was have an experienced investor or unbiased party (not anyone on the agent's team) do a very detailed video tour of the property and pay them for their time.

Google maps is my go to for getting an idea of the property and the neighborhood. usually a couple minutes will display the condition of the area and neighborhood.Also, if you are working with an investor focused realtor usually they can book a showing for you and take videos of the space and any concerning items.

I am gathering all my resources , first of all and listening to different videos but the price is very expensive for a person that doesn't have it.
