Even if its a blue collar area that doesn't demand this, it will still give a premium on rent price and lower your capital expenditures over time due to its durability.

They may work great, or you may be better off just pre-printing a simple letter and taping it (with blue painter's tape) to the front door knob.

When you are buying in B neighborhoods like South KC, Excelsior Springs, Belton, kc, downtown, Grandview, Independence (the B part), Lee Summit , Blue Springs, Overland Park, and Shawnee Mission are you using a 6% cap in your underwriting or are you using a more conservative 7%?
