Most Hard money lenders are going to require 20% of cost so if you have that plus reserves then that is by far the best bet.If this Is for real and they are not just trying to get a thousand bird dogs to pay them a 795 up front fee for their inspector they probably pay 100 bucks to drive out and look at and fund very few deals ( like many mortgage scams) .. then these can be pretty nice set ups for you to gain experience and build your resume'I would also hit Mark off line he is a very experienced licensed Broker in that area and one who knows the investor side of the coin

I was wondering how you navigated that in the states that follow the Safe act and require licensing.

I was thinking of putting the keys in a lockbox and asking the person interested for a copy of their drivers license and Credit card to make sure no damage is done to the property and keys are returned.

On the MLS back in 2015, used an agent, before I was licensed myself.

This will increase their normal business.Get a liquor license, sell cocktails, Sangria and summer drinks (no wine, leave that for the restaurant) from 9 to closing time from the small location. 

Maybe you will get an occasional courtesy freebie, but not all the time.

Think about it, anyone who wants to sit through some lead paint classes and pay the $100 filing fee can get a GC license.
