Always fix all water issues first before moving on to doing major repairs of a structural  nature.  

You need to find out the source of the issue first before you start charging the tenant. 

The company I use has patched the issue since then, but security is ongoing, of course.

It ended up okay, but it sure taught her to slow down and get comfortable digging deep into the due diligence.Here in San Diego, I’ve seen the seasoned investors always double-check with a well-regarded local title attorney..I’ve heard there are a few firms around downtown that specialize in smoothing out odball title issues..or a trusted property manager who knows what unique fees to expect.

There should be no legal issue with you just raising one rent.

Ensure separate bank accounts for the LLC, and maintain proper formalities to avoid liability issues.

They've already talked about issuing fines to landlords that have units vacant too long.
