I started out by using a GC, but didn't feel like I had enough control if I weren't on the job site much of the time...Ultimately, I hired my own project manager, who in turn hires, manages and oversees the subs on a day-to-day basis.Occasionally, we'll still need to bring in a GC to pull permits (legally, I can't do it myself on an investment property, only a GC can) or to tackle an exceptional large part of a job.

If the fan wobbles while turning, get a blade balancing kit, although I never seemed to have good luck with these.Of course, if you feel uncomfortable with ANY of these steps, hire the right person for the job while you tackle some other things that need doing.

Only then will you know if this is a project you can tackle, given your admitted status of "investing newbie" with "very little experience, and almost no money of my own to invest."

I think moving forward I'm going to tackle something smaller, multi unit residential in central PA due to the economic BOOM that has left the whole area severely undersupplied.
