You are promoting cynical falsehoods promulgated by those with a financial stake in keeping people from taking control of their own money. 

However now that we've closed on that deal I'm interested in keeping the momentum going.

In keeping with the structural metaphor, it is like the literal basement of a building, or really even the foundation. 

Vacancy/maintenance is included in my cash flow numbers and I'm very proactive in keeping the houses in good condition, so I would think the rents/prices would increase?

But if we're being honest, most investors aren't tracking their mail closely enough to make it worth it.I'm not opposed to doing things in-house but once you are doing some volume and have lots of leads coming in, keeping DM in-house becomes burdensome and difficult to keep up with.

@Michael Quarles is a big believer in keeping focused on business tasks during normal work hours which I respect.

Tenant has been there many years and I see a lot of value in keeping them, even at under-market rent due to the care they have for the property and their history of on-time payments.

Our PM is on site at our condo-hotel and they are very involved in keeping the property held at a meticulous standard.

If they are very good tenants and  treat the place well and we have mutual respect, I have no problem in keeping a good thing going where we both benefit.
