Learn as much as you can locally (if you do not have the cash to buy, help with a flip, help manage a building, take a course in real estate finance, etc) and you will be ready to broaden your investing horizon in no time.

I have a full time job, a YouTube channel and am building out a coaching business and website but I love real estate and want to expand my horizons there as well.

I am in the Orlando, FL area (right next to the Magic Kingdom in the Horizon West area, my address says Winter Garden). 

For example, doing a rate buy down might be more sense if you have a longer deal horizon planned, because you will be saving money each month, whereas taking a higher rate with no points, might make more sense with a shorter horizon, since you can keep that equity when you sell.Is this a refi or a purchase?

Depends on your time horizon, anything that is close to the water is obviously more expensive.

The COVID horizon seems to be in view and maybe we *should* wait it out, but who can predict how long the supply/demand ratio will persist?

With Vaccines on the horizon and all the pent up demand, does anyone see a silver lining?
