what i found again in BC was that you have about 5 banks in Canada and its kind of like Gas station they all price about the same thing.

Same thing on their side, they should have had this written in the contract.

Generally speaking, on the west coast,  tenant protections increase on month-month contracts.

I have bought off market deals direct from owners, from wholesalers as both a dual closing and contract assignment, and of course listed deals.From the surface, this sounds a tiny bit shady, but not over the top.  

A seller and I are going to be under contract soon for a 13 acre parcel in middle TN.

I think the home may go under contract today with a full price offer.
