I typically figure 5% repairs, plumbing, electrical, 3% miscellaneous (tree trimming, gutter clean-out, landscape upkeep, lock changes, etc.)That deal is tight. 

Not an excuse, but the reality the kind of chaos, confusion, and exploitation that happens after a hurricane.So, when I end up getting someone who's available, with a chainsaw, able to take action, who's offering to help clear the debris off the roof, who's driving a truck "BLT Trees and Landscaping" but said it will be all cash, I yielded. 

The same goes for access, parking available, on-site and off-site amenities, exterior looks plus landscaping, nearby schools, floor plan design, area retail, and more.You may have heard that you need experience before purchasing but that is a myth. 

Hold your camera in landscape direction (horizontal) so the photo will match the aspect ratio.  

Also I invest out of state so I like knowing everything outside of the unit is taken care of and the tenant doesn't have to deal with landscaping or watering.

Is there a source for the following data;  I am looking for the "norm" for the expense ratio (based on either GPR or Gross Income) for individually metered garden style apartments in the south east and the mid Atlantic (Region IV) : Marketing Insurance Janitorial Service Lawn/Snow Licenses Miscellaneous Professional Fees Accounting Legal Property Management Fees Repairs and Maintenance Resident Superintendent Salaries and Wages Supplies Taxes Real Estate Personal Property Payroll Other Trash Removal Utilities Electricity Fuel Oil Gas Sewer and Water Telephone Other (whatever I missed)

I am in a process trying to have a better way to manage the two properties, so I am working to gather the list of reliable contractors, landscape companies, electrician, HVAC, plumbers, snow plowing, roofing company.

Capex/mtce allowance is too low; needs to include landscaping, snow removal, garbage etc.
