Politics definitely effects taxes and the economy.I'm sure relevance will vary by location, individual, type of investing activity and other factors.

But it's not going to be your forever home.

And if that's the case, I would be surprised if the cost to reach the sellers and the time as well is being factored into the deal costs so does that even really count?

Your rentals cash flow $7000/month, according to the banks once you factor in your other income you have $18K a month...where is that money going? 

Most people wait till it is on the market forever to talk to the agent or wait till it expires. 

It's true that it is much harder to find quality tenants during the holidays, so factor that in.

However, in my experience, the MOST important factor in the safety, security and property protection is tenant selection.
