I am very lucky because I have zero debt and no bills other than phone and food since I decided to get rid of my car I have no expenses now.

There is a Whole Foods in the area, that says something.

I don't know how large your condo complex is, but for condos of 50 or more units, it would be a challenge to get every owner to get to it, and properly clean the vents if it was discovered  vents were never cleaned and it could be a safety hazard.I also had special assessments for new roofs, other building wide improvements at my rental condos. 

Now that I have begun researching real estate investing, my interest in home rehabbing has only grown and I could say Im willing to leave the safety of my welding job in order to gain the skills and knowledge of the contractor field.  

water and food shortages, public transport etc etc etc....have some compassion and make some temporary concessions on being a strong businessman and landlord.I would basically give them a one time "get out of jail free" card for late payment.... make it perfectly 1000% clear that this is a one time deal due to extreme circumstances...don't try and push it or there will be an eviction started.If they have been a good tenant and have had the respect to give you the "heads up" that they were going to have an issue paying on time, that counts for something with me....I know this is business and when you give an inch, tenants will often continue to push the envelope and take a mile...if they see you are "soft" they will exploit it.....but this is an extraordinary situation that just doesn't fit the rules.......

There is also a great abundance of food options around Lake Merritt and the Temescal neighborhood, so much diversity, it's really nice being so close!

I don't know what's going to happen, but with where we are in the cycle, I would be concerned with safety of principal.

I work as a fire fighter, so I know the reputation of Lake Edwards quite well and intimately from a public safety standpoint.
