Are you currently managing your own properties or do you have a property manager because many times a property manager can perform the work needed for it to be turnkey.

Not only do some landlords allow their personal and political ideology to be in the mix, but many do not understand how to manage this population.

I have one rental in RB and a few in Memphis which i will probably be selling soon since I can't seem to find a property management company that I wouldn't mind working with.

Additionally, they offer some AWESOME services such as: SMS MANAGEMENT(they will text your leads and communicate with them for you, then send you the details of their discussion for you to close the deal with the seller), COLD CALLING(If you're not good on the phone, they will cold call your leads and get the info you need, then you just call them and close the deal), and they offer more services as well.

I feel that MLS is not accurate because not all property managers put them in. 

Property Manager – This is another one I really need help from the bigger pockets community in the local area.

They agreed to pay in accordance to the lease and failure to manage to the lease is the #1 reason why landlords fail (Source: American Apartment Owners Assn).Cowboy up and stop having the tenant control your ROI.Best.

Less risk as far as a debt note, that's true, but debt is not the only risk to be managed.
