This should be a case by case basis depending on the condition of the system and if the failure to perform regular maintenance was a contributing factor.Note:  For HVAC the Trane warranty states that they can request documentation of proper preventive maintenance.The other option is to buy an extended warranty through a third party reputable, financially sound, reseller like "Squaretrade"The last option is to buy the house and Not the appliances and HVAC\Heat System and rent the appliances from the original owner. 

If anyone can share any success/failures on attention to details, that would be really great. 

I had a lot of things go wrong during my first deal, but instead of letting those failures defeat me, I persevered by focusing on my "why."

Failure to disclose significant facts that relate to the relationship formed, the expectations of performance clouds the contract and can cause it to be terminated.

I have no guarantees ever, but I am greatly increasing the odds of failure buying in a flood zone.

I pulled down a business search and they were a legit business in GA but are being dissolved due to failure to comply with annual filings.

That said, I would probably make it clear to the tenants in writing with your letter that those who stay will be expected to sign leases, and during the trial period late pay/failure to pay will result in quit notices.
