I've been self managing our STR in Davenport for the last 2 yrs and don't know how to drive more rentals.

I’ve tried driving for dollars, cold calling , as well sites such as Facebook marketplace .Any mobile investors , wholesalers or anybody in the area with strategies on getting more deals ???

Maybe they wish they were doing more social media, maybe they wish someone would help with their calendar/inbox, maybe someone wants to start their own meetup, maybe they need help paying invoices and bills, maybe it's they need someone to drive them around so they can work instead of driving.

I'd be open to something like that.Thanks,ChrisCorrect, there are a bunch of Condos available to rent that's one of my points about saturation and competition driving prices down.I don't buy houses in HOA neighborhoods either.My next STR purchase will likely be a beach house directly on the beach or at least across the street with beach views. 

The trucks broke all of the drainage pipes under the drive way, they are still able to allow water to flow but the edges of the pipes are sharp so if tire hit it the wrong way then it may put a hole in tire of a vehicle.

Only “nailing” was due to me hahahahaBut “no”, never got caught drink driving or speedingI drove extra slow so everyone can see me in it hahahaha 

I think in most of these areas you'll need to ensure your cash flow is sufficient for multifamily and you have a path for driving valued through increased NOI via increased revenue and/or expenses.

In my mind, the purpose of the trip would be to a) drive the neighborhoods I am considering to understand them better/identify better/worser pockets etc and b) meet people I am planning to work with (realtor, contractor, PM) in person to solidify those relationship.

I focus on Columbus, Ohio, which has seen significant growth, especially with tech giants like Intel, Meta, Amazon, and Google setting up operations, driving up property prices and job opportunities.
