Try to see who the major players are(They will be at every sale)  Watch what properties they buy then investigate the properties after. 

We've also just started a team that is walking neighborhoods, knocking on doors, and engaging residents in target neighborhoods to get deals even closer to the seller.

I know you will find success if you stay engaged.

I've been engaging informal informational interviews with friends, property owners, and knowledgeable individuals within my existing networks but have not had enough, IMO, "hands on" learning yet.

Would wholesalers even engage with a "newbie"We are looking for a buy and hold rental in the NE Ohio area. 

Mind you my partner and I are by no means big time players but we held ourselves professionally, did our due diligence and assured the agent that this was going to close quick on our end.
