@Michaela G. in Atlanta has a community of duplexes, rented individually but all to various creative types (artists, musicians, etc) and the land between the buildings is intentionally meant to be common community space.

I hear what you're saying about banks not giving me a loan if I have zero of my own $$ in the deal...maybe I would need to add the investor as a co-buyer which would enable me to use his $100k as a dp.

Then my wife and I would obtain a cash-out refi, to pay my parents (I also like this because it would enable my wife to continue to have a tax deduction our yearly tax filings).

:cool: This obviously substantially improved his DSR and allowed him to continue borrowing.Even if it doesn't necessarily make sense from an investment perspective (ie the 6%-ish return isn't very attractive, and may even be less than his cost of borrowing the funds), the fact that it enabled him to continue expanding his portfolio was what made this such a great option for him.

Rent controls or other local laws and ordinances are just that, Local, and you need to review the enabling authority for specifics.As a PM, I routinely run background checks on all applicants, and our policy is that not only will we not rent to someone with felony arrests, we will not rent to any violent offenders, drug offenders, sex offenders, GTA or petty thieves either!

@Darrin Carey and @Theresa White: Having both your individual IRA participate in a JV is completely acceptable, so long as you do not activate "enabling" on each other's IRA's.
