I don't like trying to get tenants to fix this type of stuff, as their is a chance they can just do more damage.The best ways to mitigate the cost is to either live close enough to DIY without much disruption in your schedule, or develop a good relationship with a handyman and/or plumber in the area.

Now, if these tenants who are late are also requesting excessive maintenance and are other wise a disruption to go along with the late rent that is when you have to evict them because now it becomes a situation where they are costing you money on multiple fronts.

The fact that you are posting on a real estate investment forum as a renter says (assuming you're not here for disruption) that you're already of that mindset, and that the equity wouldn't change that anyway - to wit "I always get my deposits back because I keep the place in good shape".

But if the improvements will majorly disrupt the tenants ability to occupy the unit, then you may need to temporarily relocate them (not necessarily pay to have them placed in a motel, but perhaps supply free rent while they live with a relative during the improvement stage).
