CA is not one of them.apartment managers that LIVE ON SITE do not need to be licensed but the rent still has to be collected through a license brokerage.. the on site manager just pass's the checks or rent to the licensed brokerage and there job is showings and day to day maintenance etc.. also referring tenant issues.. what U describe is a licensed activity.

@kevin hunter really appreciate the advice boss I’m actually prequalified by vets United and I got my letter, just need to finish the last things in there to do list, I’ve also been in contact with an agent for the last week out in the 29 palms area so I’m stepping game up in every way you just described thanks boss man !

If the Return is 100%, 200%, whatever, it will be the same for all Partners in the deal.The problem with most people is that they are asked to network to increase their ability to be successful but they don't really know how it will make them so successful until they see the math as I described it above.So it's really the LACK of PARTNERS that prevents people from buying into HOT Markets...
