I've never done a tear-down deal before, so I'm not 100% sure how to value land and take into account the price of the demo and rebuild.Thanks!

Since I'm guessing you want nothing to do with this furniture, taking it apart or demoing it is an effective way to make it easier to remove from the property AND will deter anyone from dumpster diving and taking it later.

Here is the plan…Phase #1 Is to demo and renovate the front hallway, living room, dining room, bedroom and bathroom so my wife and I can move into the first floor.

I do much of my own work and I have 2 teenage kids that I "recruit" into demo and painting.I am a long term "buy and hold" guy so no flipping for me. 

I'll talk to community members about donating time, either skilled (plumbers, electrician) or unskilled (help with demo).

Thanks for the response, by fixing the stairs with concrete I thought my only option would be to demo and re pour. 

There is an upper level tub by a window which he would demo and remove and install a walk-in shower in its place using stone textured tile which I purchased.
